Before You Buy

The Buying Experience

    This is a description of the basic process you will go through when you work with me to buy your next home. At the bottom of the page is a link to an information request form that you can fill out to let ME know what your basic needs are. This will help us to further narrow down the search for your new home.  I have the knowledge of the real estate market here in this area and the negotiating skills to help make buying your next home as comfortable and easy as possible.

The Meeting:
    It is important that we sit down and discuss the buying process together in person. We will talk through the phases of a typical transaction, discuss your wants and needs in regards to your new home, and generally just get to know one another. It does not matter to me whether you are buying a $65,000.00 starter home, or a $1.3 Million Dollar dream home. All I want is for you to be happy with a home that has what you want and a payment that you want to make and can afford. I will explain in detail how I will coordinate with any of the parties involved to help the transaction go as smoothly as possible. Also, we will go over the Sales Contract in detail, (knowing what the contract states up front helps you better understand it when the time comes to sign one.) Have you talked to a Lender? You will be given an American Dream PASSPORT that you will have in your possession at all times. 

The Search:
    Once I have a good idea of what you want, we will search the Market for all the listings that match your criteria and your desires, not what anyone else wants or thinks you should have or spend. After we preview the properties to eliminate the ones that do not match your criteria or taste, we will go see the rest together. This is when both of us will learn the most about what you like and what you don't.
I listen to YOU and tailor the search to meet YOUR needs! This is the fun time!!!

The Extended Search:
    If you don't find anything you like from the houses that are currently on the market, then we must wait for your house to come on the market. At this point, we must be ready to act quickly. Don't be discouraged if you can't find a house in the beginning, your dream home will come.

The Process:
    Throughout the time we are searching, I will send you as many digital photos and e-mails as possible in order to eliminate as many properties as possible and save you as much time as possible.  When something looks interesting, we will go see it in person. This way you are not driving up and down streets wasting that precious gas that keeps going through the roof on prices.

The Offer:
    We have found a house that you want to make an offer on. That's great!!! At this point we will take time to explain all of the contracts to you in detail! What they mean, what they are for, and why we are using them. I will advise you on all aspects of the contract so that you can make the best decision on how much to spend, how much earnest money to put down, what to ask for after the inspection, etc.
You will need someone with strong negotiating skills to make sure that your interests and needs, NOT THE SELLER'S are represented in the transaction. I will be there every step of the way!

Acceptance:
    Congratulations! You have made an offer on the house you love and the seller accepted the offer. We now have a binding contract. We only have a couple of minor obstacles left before the house is yours.

Inspection:
    This is the best education that you can get about your new house. A qualified inspector of your choice will be able to tell you many useful things about your new home. This is the time you will learn the ins and outs of the home. He or she is also there as a safety net should there be something seriously wrong with the house causing you to disapprove of the inspection. At this point, we can still negotiate with the seller to repair whatever the defect is and have them correct any issues deemed necessary. (FHA AND VA LOANS HAVE SOME GUIDELINES ON REPAIRS AND CONDITIONS OF HOMES) All inspections are very important to do while buying or selling a home.

Appraisal:
    Your lender will send someone out to make sure that the house is worth what you paid for it.  FHA/VA loans have different guidelines and requirements as to the condition of the property before the loan is funded. There is rarely a problem here, but should the house not appraise at the sale price, you would not be forced to buy it.

Closing:  
    This is where you sign all documents and transfer title to your new home. Congratulations! Here comes the moving van. After you sign all the documents and the funds are available to the seller, then the house becomes yours. Before this date, you must have your homeowners insurance; don't forget that!
